Xtreme Drying received an emergency call late at night regarding a major water loss at a high-rise condo building in downtown Phoenix, AZ. A toilet supply line in a tenth-floor unit had failed while the owners were away, allowing water to run unchecked and flood the unit. The damage extended beyond the unit itself—spreading into the tenth-floor hallway, seeping into a unit across the hall, and affecting two additional units on the floor below. This resulted in a complex, multi-family situation involving four residences and two levels of shared building space.
Upon arrival, our team conducted a comprehensive assessment to determine the extent of the water intrusion. The primary unit sustained extensive damage to the flooring and lower portions of the walls. Water had pooled and spread quickly, finding its way into shared hallways and dripping through the ceiling into the units below. In those lower units, ceiling materials, fixtures, and parts of the upper walls were visibly saturated, requiring careful attention to prevent further damage.
We worked with the property management team and individual homeowners to establish a plan that allowed us to address each affected area efficiently while minimizing disruption as much as possible. One of the more challenging aspects of this project was coordinating access and communication across multiple units and with different residents, each experiencing varying levels of damage and concern.
Demolition in the source unit included removing damaged drywall and flooring to expose wet materials and speed up drying. In the neighboring units, we performed targeted drying methods to address ceiling saturation without invasive demolition whenever possible. Industrial-grade drying equipment—such as dehumidifiers and air movers—was deployed throughout the affected spaces, including both the ninth and tenth-floor hallways. Equipment placement was carefully planned to ensure thorough drying while maintaining safety and accessibility for building residents.
Throughout the process, our team monitored moisture levels regularly to confirm progress and ensure all materials were drying properly. After several days of consistent drying, all impacted areas reached acceptable moisture levels, and the property was stabilized.
This project in downtown Phoenix demonstrates Xtreme Drying’s ability to respond to large-scale residential and multi-unit water damage events with professionalism and efficiency. High-rise environments bring added logistical and communication challenges, but our team is experienced in managing the demands of both individual unit restoration and common area mitigation.
